We strive to make your vacation an enjoyable one, whether you come to relax or to take in the sites of the Great Smoky Mountains. Most of our Gatlinburg rentals are in the same location and they are all convienent to Gatlinburg, Pigeon Forge, and all of the area attractions. Making Your Reservation

 

You may make a reservation by going to our website: www.littlelogrentals.com or you may call our office between the hours of 9am to 8pm, 6 days a week. Our TOLL FREE reservation number is 1-888-370-7960. In order to save time, please have your credit card, the dates you want to come, and your property requirements available when you call. All reservations require a valid credit card number on file and minimum age of booking guest and/or chaperone with a minimum age of  21 years old. (No College Groups allowed) After your reservation is made, we will immediately send you a rental agreement. You have five (5) days to receive, sign, and return the rental agreement to our office in order to confirm your reservation. If we do not receive a signed contract or notification within the 5 days, your reservation will be cancelled. For reservations made less than 30 days prior to arrival, rental agreements must be faxed, emailed or returned by “next day” service.

 

PAYMENTS

 

 

We secure all reservations with a 25% non-refundable deposit. Your balance is due 30 days prior to the check-in date. Unless other arrangements are made, the credit card on file will be charged the remaining balance of the reservation at that time. We accept MC, VISA, American Express and Discover Credit cards. We do not accept Personal Checks. If your card is declined and payment arrangements have not been established, cancellation of the booking will be implemented with no refunds or credits. 

 

 

CANCELLATIONS AND POSTPONEMENTS

 

We are a small rental company with limited room inventory and fewer opportunities to replace cancellations which can significantly impact our operations. All cancellations require written notice (no phone calls). Cancellation notices for reservations received 30 days prior to your scheduled check-in time will be given a full refund less your non-refundable deposit. Should you cancel your reservation within the 30 day period, there are no refunds.  You may postpone your reservation up to two weeks prior to your stay if we are able to re-rent your reservation. This postponement allows you to postpone your reservation without losing any money for up to one year. There are no postponements or refunds if you cancel within two weeks of your check-in date. One postponement per reservation. There are no refunds for postponement dates not made within the year. There will be no refunds if you postpone your reservation and need to cancel that reservation at a later date. Bookings are non-transferable. 

 

RENTER’S AGREEMENT

 

 The accommodations are privately owned dwellings with the owner’s furnishings and neither the agent nor the owner shall be responsible for providing any additional furnishings. Some owners have locked closets containing personal belongings; these are not included in the rental unit. 

Do not move furniture or pool tables; you may be charged to return items to their original position. Guest understands and agrees that it is the sole responsibility of the adults to safeguard children. For safety reasons, adults should supervise minors at all times.

 As agents, we reserve the right to refund deposit, refuse admittance, and/or discontinue occupancy if, in our opinion, same is detrimental to the dwelling. 

 Should the unit be undergoing any major repairs, or the owners of the unit elects to remove his property from Little Log Vacation Rentals, the agency may substitute a comparable cabin at the original price if such a unit is available. 

 No foreign materials are to be burned in the fireplaces.

 If internet access is provided in a property, it may not be used for any illegal purpose including but not limited to transmitting unlawful materials, harming minors or transmitting any materials that you do not have a right to make available under any law. Little Log Vacation Rentals and the cabin owners will fully cooperate with any governmental investigation into illegal internet usage.

 

Capacity Considerations & Noise

 

Our homes are to be used for the QUIET enjoyment of our guests and are NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity of the home. If you have need of a group facility or large gathering place, we have recommendations. “Disturbing the Peace” may result in eviction and/or additional charges. The capacity of the home as stated on the rental agreement and the parking capacity cannot be exceeded. No campers or camping on the grounds of the rental home will be allowed.

 

Housekeeping & Linen Supplies

 

All of our homes provide bed linens (sheets, pillowcases, and bedspread per bed), bath towels, hand towels, wash cloths and shower mats for the occupancy of the unit along with a starter supply of garbage bags, bar soap, dishwasher detergent,  toilet paper and paper towels. The house is cleaned, hot tub is drained, sanitized, and refilled and beds are made prior to your arrival. Daily maid service is not provided and guests are expected to launder towels, etc. as needed during their stay. It is not necessary to wash towels or bed linen prior to departure. It is a good idea to bring a beach towel for hot tub & swimming use and in cooler months to bring extra blankets, as well as extra garbage bags, coffee filters and any condiments/spices desired for cooking.

 

Trash Removal

 

All trash is removed from each unit at the end of each reservation. Please do not set your garbage outside the unit due to bear & animal problems. Daily trash removal is not provided, however, if you accumulate more than 2 bags of trash, please contact our Maintenance Office for pickup or you may dispose of your trash at the local convenience center. There will be a charge of $10 for excessive trash removal. Cabin cleaners will not discard of boxes. You will need to take those items to the local convenience center.

 

Insects

 

Though all units are sprayed regularly by a professional pest control company, ladybugs, wasps and other insects sometimes affect rental units. In the event of a major infestation, the office will call maintenance or pest control to attempt to solve the problem.

 

Television, Stereo & CD Players

 

Because our units are privately owned homes the method and level of TV service (cable or satellite) is determined by the owners and by the service that is available in the area.   Premium channels are typically NOT available.  LLVR assumes no responsibility for TV reception or operation and cannot guarantee that specific channels will be available.  At best, satellite systems can be confusing; however, it is the only television reception that is available to many of the units we manage.  We will be happy to assist you by phone to help you with TV related problems.  Television or DVD wiring must not be changed to facilitate use of games, etc. Not all units are equipped with stereo or CD Players.

 

Rental Rate

 

The rental price is determined by the rental agreement at the time of making the reservation. No refunds or adjustments will be made for rate changes that take place after the date this reservation is made.  Rates are based on double occupancy per unit and bedroom. The rate advertised on our website is for two guest in one bedroom. If you have more guest, there will be an additional charge of $10 per guest and day. Rates may be higher during peak seasons & holiday periods. Discounts are adjusted at the time of booking. 

 

Maintenance

 

 It is impossible to guarantee that all appliances, hot tubs, hot water heaters, fireplaces, etc. will be in working order 100% of the time. We do guarantee to make every effort to correct all deficiencies as soon as possible during normal business hours. Report all maintenance problems to the maintenance line at 865-255-6644 anytime during your stay. Non-emergency maintenance will be handled the next day. Guests should take reasonable action to secure the problem. Management reserves the right to perform interior and/or exterior maintenance during your stay. We will do our best to do so without inconvenience to you. Your silence indicates full acceptance of the unit and its condition.

 

Property Use & Problem Notification

 

Guest are expected to exercise safe, prudent, appropriate and cautionary use of the rental property. Guest shall notify the rental office of any element of the property that they feel needs attention and provide the rental office a reasonable amount of response time to assist guest with a remedy.

 

Availability & Use

 

It is hereby understood and agreed that should a property be damaged and made uninhabitable by fire or other maintenance reasons beyond the control of LLVR that another unit may be substituted (excludes weather/road conditions).  If no other unit is available the limit of liability by LLVR or property owners is to refund any prepaid rents paid by the registered guest for said unit. Further, due to the lack of zoning and building inspection in parts of our market area, LLVR does not warrant that properties under it’s management meet the specifications of any specific building code and LLVR accepts no responsibility or liability for any injury, accident or incident that the cause in part or wholly may be attributed to design and/or building construction deficiency(s) with respect to the standards of any building code.

 

Features & Furnishings

 

The rental homes managed by Little Log Vacation Rentals, Inc. are privately owned and are decorated and furnished to suit the owner’s taste and needs. Accommodations and amenities vary greatly. Please make sure that you inquire about all of your specific needs. The following is a list of basic items you will find in all of our rental homes: Heat & A/C, refrigerator, stove, microwave, toaster, coffee maker, basic pots & pans, dishes, flatware, utensils, Color TV(s), DVD(s), fire extinguishers & smoke detectors, bed linens, pillows, towels, washcloths and bath mats along with a starter supply of bar soap and paper goods to meet the home’s maximum occupancy.

 Items that are NOT SUPPLIED typically include charcoal, kindling or fire starter, extra blankets, cribs, laundry soap, plastic wrap, foil, coffee filters, condiments, spices or any type of food item. Not all homes are decorated for the holidays. 

 

CHECK-IN PROCEDURES

 

We ask that you check-in at Gatlinburg’s Little Log Wedding Chapel office no earlier than 4:00 p.m. 

Once you have checked into your unit and have received the map to your unit, we recommend that you drive to that location and inspect your unit. If you have a problem or concerns, please contact the emergency number provided in your paperwork and at the unit immediately. This will help us to correct any issues that may occur to be corrected in a timely manner as not to interfere with your stay. 

 There will be no refunds for problems or concerns that may occur that are not reported. We will not refund any money if there is a problem and you choose not to allow us to rectify the problem.  

Please call ahead of time to notify us if you plan on arriving after regular business hours. Our staff will prepare a late arrival envelope with the information needed to check-in to your unit. This information will be left in the box marked “Late Arrival” on the back porch of the chapel. We ask that you stop by the office the next morning no later than 11:00 a.m. to formally check-in to the unit. 

** You will be asked to provide a Driver's License and the credit card used to book your reservation upon arrival, please have them available. If you used another form of payment, you will be required to have a credit card on file or a cash deposit for incidentals.**

 

CHECK-OUT PROCEDURES

 

We ask that you check-out of your unit by 11:00 a.m. and text the maintenance number that you have checked out.

We may be able to offer a later check-out, if you contact the office one day prior to departure. This is dependent on our housekeeping and reservation schedule.

 We ask that when checking out you lock all doors and windows. 

 Please put dirty dishes in dishwasher and start with the provided detergent. 

Empty all food from the refrigerator.

 ***If there is an oversight and you stay over your check-out date, you will be responsible for all cost incurred to move the incoming guest to a comparable lodging facilities. **** 

Please leave your unit in the condition you found it. A minimum fee of $100.00 will be charged if excessive cleaning is required.

(You do not have to wash linens or sheets)

 

RESTRICTIONS

 

 There are absolutely no pets allowed in any of our units. If we suspect that you have had a pet in the unit, it will result in immediate eviction of that unit and an additional cleaning fee up to $300.00.

 All of our units are non-smoking units. We ask that you be respectful of our future guest by not smoking in the units. You may smoke on the outside deck, provided you dispense of your cigarettes in the appropriate trash receptacles.  An excessive cleaning charge of up to $300.00 will be applied if smoking is suspected during your stay. 

 When registering, make sure that you have accurately stated the number of guest in your rental. Tennessee Law (T.C.A. Sec. 62-7-107) states that provided that procuring accommodations under false pretenses is a crime punishable by fine and/or imprisonment for up to 90 days.

 Please do not use bath salts in the Jacuzzi Tub or the Hot Tubs. They clog up the jets and make the units run sluggish. If bath salts are used, there will be a charge of $100.00 to flush the jets professionally.  Also, please make sure that the water in both are filled above the jets at all times. 

 

HOT TUB DISCLAIMER

 

Please keep in mind that hot tubs are a very dynamic appliance. When you check-in, your hot tub has been emptied and cleaned.  We have tried to become more eco-friendly by not having the hot tub run on a consistent basis. This also prevents skin irritations or infections due to unclean hot tubs. Please follow the steps below when using the hot tub:

• Remove the Hot Tub cover and place against the deck railing and replace the hot tub cover after each use. 

• Keep the Bromide Floater in the Hot Tub at all times and refill the water after each use above the jets

• It is recommended that you shower before and after each use

If you fail to maintain proper hot tub etiquette during your stay, the rental company will not be held responsible for injuries, skin irritations, or infections due to hot tub misuse. At no time will the rental company be responsible for injuries from hot tubs which have been used by children.

 

LOST OR STOLEN

 

I, the renter, fully understand that management will not be responsible for accidents or injury of any kind. This also includes any guest the renters might have or for the loss of money, jewelry, or valuables of any kind. Items which are found will be returned to the chapel office. Items may be returned by the owner’s expense. For security reasons, you may want to close all windows and blinds before you leave your unit and not let expensive electronic devices visible to the outside elements. We have been lucky not to have a problem with theft in our units, but there is always a first time for everything.

 

DIRECTIONS

 

Take exit 407 to Gatlinburg. Once in Gatlinburg, turn left at traffic light #3 onto Hwy. 321. Travel Hwy. 321 to traffic light 3A and turn left onto Glades Rd. Travel 2.5 miles to Little Log Wedding Chapel on the left. Enter the chapel office located at the rear of the building. 

 

WEATHER

 

During winter months, four wheel drive or chain equipped vehicles may be needed. You will need to contact Emergency Services if you cannot get out of your cabin. You will need to make sure in advance that you have enough groceries and firewood for your stay. In some cases, you may lose power to your cabin/unit. We do not offer discounts or refunds if you are unable to arrive to your unit because of inclement weather. Please be aware of the weather forecast for our area before your stay. We would also ask that in extreme cold conditions, you run the water to prevent freezing pipes. Please contact the Sevier County Electric System with reports of power outages. They can be reached at: 865-453-2887. They also have an outage map online to show what has been called in and what they are currently working on. No transportation from our office will be available to or from your unit. The mountains are very dangerous in inclement weather, so please come prepared.
